I received a letter in the mail from someone who wants to buy my house. It's not for sale. ????????

Why would someone send me a letter telling me he and his wife want to buy my house? They left a local number and I'm so curious to find out why they want my house. But I also feel kinda weird. Throw it in the trash. It's either a real estate company looking to drum up listings or it's an investor looking to buy homes very cheaply to flip for resale.I received a letter in the mail from someone who wants to buy my house. It's not for sale. ????????
Do a reverse phone look up and see who the heck the phone number belongs to. If it is a real estate agency then you will know its fishy. You can google their name, talk to local police etc to find out more about these people before you call.








If they really want to buy it, they might give you a good price, maybe even more than you would get if it WERE for sale. It might be something to consider. Just be careful, You could even have your lawyer call them instead of you.
It might not be fishy my parents had two men show up on their doorstep wanting to buy their property to expand the golf course area in the central valley of ca. My parents said what they wanted and papers were drawn up 3 weeks later.





Its up to you if you want to sale your house it could have sentimental value to them you just never know. Maybe call them from a payphone that way they dont have your home phone number.
I know there are people looking for homes in our local area, but there are none for sale. There are buyers ';backed up'; wanting these homes and no one is selling. In this particular case, realtors are writing to home owners to see if they are starting to think about selling since the demand is so high and there is no supply. It could be that someone is just doing their own footwork. They may want to buy in that area and really like your home, so they decided to contact you to see if you may consider selling it. You must live in a desirable area. :)
You must have a lovely home or at least one in a location that meets their requirements. I'd be complemented but also very cautious.





If you decide to talk with them ask them provide you with a Pre Qualification statement from their Bank or Mortgage Company. Why show them the house if they don't have the money to buy it???.





Ask them to get a Realtor (be willing to pay that Realtor 3% of the sales price). If you listed the house you would be paying 5-6% You would get a Real Estate Lawyer to represent your rights. You do not want to use the same Realtor. That's a conflict of interest.





The reason you need a Realtor is both you and the buyer need someone to do all the ';leg'; work. Your attorney will not attend the home inspection, or the fire inspections or any of the other items that come up and the Realtor will.





You might also want to get an appraisal. Do not show it to the potential Buyers or even let them know that you have it.





Once all this is done to your satisfaction. Invite them over with their realtor in tow) and enjoy the complement of their wanting to see you house.

For example, as the Olympics 2010 is coming to Vancouver, I get a lot of offers to buy my house - postal mail, phone calls, even the rare visitor. I don't know any of these people, but it's not weird that I get these offers.
Everything is for sale. You just have to name your price. Who cares why they made an unsolicited inquiry, if they are willing to pay. This could be your ship coming in. Throw out a number to make worth your while to change your mind.
this might mean that you are up on forclosure. Or even if your area has alot of forclosures. You have a home that seems suitable to a flipper he is going based on tax evals that are made yearly. He can research all your info for free right online.

maybe they grew up in it at one time, maybe they just like it, call and find out.... No one said you had to sell it.. maybe it was a childhood dream they had... there were houses I liked that I wanted at one time... todays market thats pretty good.. don't take it as a bad thing ;)
I would politley tell them in a letter that its not for sale and it wont be for however long u think u'll own it.But if ure the type who will get angry go tell the person to jump off a cliff.
Sometimes people just really like a certain home, for what ever reason. Throw a crazy number at them, and see if they bite.
