i did some research and found out who the owners are and where they live. they land is vacant with an old house and barn and its 80 acres. im only interested in about 3. what type of letter could i write in interest to them? where do i start? what do i say? etc.Im interested in a piece of property thats not for sale..?

You have already do the hard part of finding the owner. If the owners are not a corporation, I would keep it as touchy-feely as possible.
For example:
Dear Mr. and Mrs. Johnson
My {husband/wife} and I have lived in {location} for years and have driven by your property countless times. We feel that this area this great for raising a family and wanted to know if you would be interested in selling a portion of the land for us the build a house on.

Short and sweet.
If they are interested, they should reply by asking how much land you are interested in.
If you have a realtor make the initial contact, they will think they have a goldmine on thier hands and that you are made of money. :)
I'm thinking you should have a realtor contact the landowner to make an offer on your behalf. Have the realtor do a comparison of comparable size acreage to determine a fair price for the land.
